Upcoming Zoning (FY2010 & FY2011)

Development Modification
This amendment is intended to replace the existing Artilce 14, Phased Growth. This new section of the Bylaw seeks to incorporate goals and objectives of the Master Plan as regulations governing new development. It is still under development and is subject to frequent and substantial change. The Subcommittee is scheduled to discuss this amendment on July 14, 2010.

North Amherst
The Zoning Subcommittee will be discussing the potential rezoning of certain areas of North Amherst. The process will include the creation of a conceptual plan, followed by a community meeting and further review before it is presented to the full Planning Board and ultimately Town Meeting. The Subcommittee is scheduled to discuss North Amherst on July 21, 2010.

Atkins Corner
The Zoning Subcommittee has not yet formally discussed the potential rezoning of the Atkins Corner area. An extensive multi-year public process complted in 2002 produced a plan and design guidelines for a new village center, as summarized in the Atkins Corner Workbook. Long-planned improvements to the adjacent intersections have begun, along with work on a new village center street layout. New zoning responding to the community plan needs to be developed. The Subcommittee is scheduled to discuss Atkins Corner on August 4, 2010.

Gateway District
The Zoning Subcommittee has not yet discussed the re-zoning of this area, which consists of a corridor from the intersection of East Pleasant and Triangle Streets along the east and west side of North Pleasant Street to the entrance of the University of Massachusetts.

The potential rezoning of this area, called the Gateway District, is currently under review and discussion by the Amherst Redevelopment Authority. Eventually, a conceptual plan to rezone this area would come before the Zoning Subcommittee, the Planning Board and ultimately Town Meeting.
